The Energy Performance Certificate is similar to the certificates found on many domestic appliances.


A Certificate for a building gives the building an asset rating based on its energy efficiency. Data is collected by the domestic energy assessor such as floor area, heat loss walls, construction, insulation, heating and lighting and inputted into a management software programme. Certain assumptions are made on how the home is used by the occupiers.

The Software that is used to carry out these certificates is based on standard occupancy, not current occupancy. This means that it is not based on how the current occupiers choose to heat their house.

It is instead based on how an average/standard family might heat their house also taking into account the type of boiler that is found at the property.

 The software also uses a fixed amount for the cost of fuel.  I.e. it does not take into account what you actually pay to your particular energy supplier i.e. the cost of fuel per unit that you pay your chosen supplier.  So in effect the software uses a lot of average or standard info based on the size of your house and the type of heating system you have.

The EPC produced will give the building a rating from A to G. An A rating shows it's very efficient, meaning lower fuel bills, while G is inefficient, meaning higher fuel bills. The Certificate will also show the building's environmental impact by indicating its carbon-dioxide emissions.


The ratings on the certificate provide a measure of the building's overall energy efficiency and its environmental impact, calculated in accordance with a national methodology that takes into account factors such as insulation, heating and hot water systems, ventilation and fuels used. The average Energy Efficiency Rating for a dwelling in England and Wales is band E (rating 46).


The EPC will also show recommendations as to how the property could be made more energy and cost efficient. The Potential ratings included within the Energy Survey indicate the effects of each recommendation. The Homeowner/Landlord is under no obligation to carry out the recommendations provided on the EPC.
